Description:

Duties:

  • Ensuring that all building plans comply with statutory regulations and estate rules
  • Advise residents, architects and contractors on regulatory requirements and estate rules
  • Inspect:
    • Completed construction sites to ensure non-variation with approved plans
    • Properties to confirm compliance before plans are submitted for alterations
    • Properties to confirm compliance with as-built plans before consent to transfer is signed
  • Recommend imposition of building penalties and release of building deposits to relevant parties
  • Limited communication to homeowners
  • Provide design guidelines and updated annexures
  • Receiving submissions and doing a pre-scrutiny
  • Provide DRP minute (feedback)
  • Communicate with Contractors
  • Communicate with DRP on site visits / tabling professional and contractor queries
  • Proof reading DRP minutes before circulating to TIDRP member
  • Communicate with GM and Trustees
  • Inspections to be done:
    • Prior to DRP meeting
    • During construction (on going)
    • Post construction
    • Transfer compliance
    • Maintenance of properties
  • Approval of mandated minor works on the estate, eg:. solar installations
  • Report back to GM and/or Board on contentious issues
  • Maintain effective filing system
  • Monitoring and control of all building sites during the construction and alterations:
    • Monitor adherence to estate rules governing buildings and construction
    • Issuance of building permits for on-site building work
    • Ensure that any painting work complies with the approved colour palette for the Estate
    • Do ongoing site inspections to identify transgressions, draft letters as needed to members and follow up on compliance as per the deadlines given
  • Compiling the required maintenance and operational reports and submitting them to relevant parties:
    • Attend all monthly Design Review Panel meetings (HOA)
    • Submit a BCO Report for inclusion in the GM Report to the HOA Board
    • Prepare all monthly submissions to DRP for presentation at DRP meeting
    • Provide input to the annual budgets in respect of projects, plan submission procedures, remuneration expenditure incurred by DRP professionals and other
  • Ensure compliance with statutory regulations and requirements:
    • Compile a spreadsheet of non-compliant properties in terms of design guidelines and manage remedial action
    • Liaise with the local council authorities regarding municipal services (Building Control)
  • Liaise with:
    • Municipality
    • SANParks
    • ARC (Association for Residential Communities)
    • Various architects
    • Other estates for bench-marking
